COMMON AREAS — The Artesian Lakes developers have chosen low density as the hallmark of the community—only 100 home sites on over 400 acres and three times as much common area as lots—hundreds of acres of nature at its very best!
Water — our water system is fed by a private 5-inch artesian well and has been in the public water supply overseen by the Texas Commission for Environmental Quality (TCEQ) for over 30 years. The purity and mineral content of our water are unrivaled in Texas. The delivery system is redundant in every imaginable way to allow for inevitable pump or other equipment failure. Artesian Lakes' owners don't pay a water bill because we made the rather unusual decision to include this ongoing expense in the Community Association's $220 monthly fee. A considerable savings compared to any other development!
Sewer — A low-pressure pump system that does not rely on gravity and lifting statons. Again, that is expensive but the only way first-class developments are done nowadays. Artesian Lakes' owners do not receive a sewer bill because we have made the rather unusual decision to include this ongoing expense in the Community Association's $250 monthly fee.
Power — All power lines are in place underground to maintain the community's pristine natural environment and to minimize power outages which tended to be more common in heavily wooded areas. Our electricity provider is Sam Houston Electric Cooperative (SHECO) and we have negotiated an agreement for them to house their emergency crews at the resort in case of a hurricane or other natural disaster, while giving the community priority status in the restoration of power and interim use of their truck-mounted generators.
Telecom — Cabling for telecommunications is provided underground throughout the community. Telephone and internet service is generally provided by AT&T but most residents no longer use landlines and rely instead on cell phones, which is excellent, particularly through Verizon. Cable service is available from DirecTV, Dish Network and AT&T.
Gas — Propane for individual gas tanks is provided by area contractor Lambert Propane. Tanks must be located either underground or shielded by shrubbery or a structure meeting ALARC guidelines.
Roads — We have over 10 miles of gravel roads and maintain them regularly with our own staff and equipment.
